Models open, marina construction continues in Johnson Development's Edgewater community

(Webster, TX – April 2010)  Sold signs and rooftops dot the landscape, and construction of the highly anticipated marina is well underway in Edgewater, a new Bay Area community positioned directly on NASA Parkway, the main thoroughfare leading to the Johnson Space Center and Space Center Houston. The NASA Parkway Bypass, a 2.7-mile connector between Interstate 45 and NASA Parkway that sidesteps traffic at the Interstate 45 and NASA Parkway intersection, provides residents uninterrupted access to and from Edgewater.

As the Edgewater name indicates, water features prominently in the community, which is inspired by the Mediterranean coast and is slated for only 400 single-family homes. Now underway, the marina will be equipped to accommodate powerboats as large as 50 feet. It will be a focal point for residents, who can meet at the waterside park or enjoy socializing aboard their yachts. The marina also will be a gateway to daylong or extended cruises, as it will have direct access to Clear Creek, which offers convenient access to Clear Lake, Galveston Bay and the Gulf of Mexico.

The marina is being built in stages with the main basin being designed to accommodate 50 boats or more, depending on market demand. Amenities planned for the marina include a restaurant, a ship’s store, an open space park with a covered pavilion, tennis courts, water features and a promenade along the shoreline.

With several marinas in the Bay Area maintaining waiting lists for boat slips larger than 30 feet, the Edgewater marina will be a welcome addition for boaters, said Bob Douglas, the community’s general manager.

“Slip space at nearby marinas is in high demand,” he said, “with boat owners waiting months to find space to dock their boats. Our marina will meet pent-up demand and also provide a prime location.

“At the Edgewater marina, boats will be parked in a protected cove in the heart of Webster, the central business district of the Bay Area,” Douglas said. “If boat owners live in Houston, they can reduce their commute by as much as 20 minutes in each direction, on every trip to their boats. That’s especially important for enthusiasts who essentially use their boats as a second home on the weekend. Of course, they can really cut their commute time and enjoy their boats daily if they also own a home in Edgewater.”

With prices from the $250,000s, Coventry Homes and Newmark Homes have launched an array of designs to complement the unique setting and lifestyle of the new Johnson Development community. Both builders have opened model homes within Edgewater and are celebrating early sales success. Coventry and Newmark each offers a dozen designs in Edgewater, including several new designs with rear-entry garage access to preserve the lush streetscape of the community.

“Edgewater has an incredible location,” said Newmark president and CEO Mike Moody. “With the new bypass to Interstate 45, the community is 15 minutes closer to downtown Houston than any other Bay Area community. And the proximity to adjacent water is a big plus. That unbeatable combination of attributes has generated strong interest in the community.”

Also nearby are Christus St. John Hospital in Nassau Bay, affiliated with The University of Texas M.D. Anderson Cancer Center; Clear Lake Regional Medical Center in Webster, affiliated with Hospital Corporation of America; and The University of Texas Medical Branch (UTMB) facility in League City, now under construction. A multitude of shopping, dining and entertainment choices are within minutes of the community.

Future development plans will capitalize on Edgewater’s natural features, with semi-custom and custom buyers enjoying an island where owners with water access can house their boats along one of the adjacent canals.

Edgewater also will have a 50-acre preserve along Clear Creek, which will include boardwalks through undisturbed wetlands and offer residents abundant birding opportunities.
